As a first-time home buyer we understand the process can sometimes become overwhelming and nerve-wrecking. After all, it’s likely the biggest purchase you have ever contemplated. We pride ourselves in the ability to guide you and take the worry away.

That’s why when you purchase your first home with the Ricky Sanghera and Ishraq Islam, we will hire you a professional, qualified inspector and pay for your home inspection. Not only that, we will thoroughly go through your inspection report with you, and make valuable recommendations where needed. We are here to make the process as smooth as possible!

Buyer’s Satisfaction Guaranteed
– If you wish to leave, we’ll sell it for free!

We are committed to ensuring your satisfaction with your home, beyond your completion. That is why you are entitled to our peace of mind guarantee. If you find that within 18 months of completion, the home you purchased with Ricky Sanghera and Ishraq Islam do not meet your needs, we will sell your home and not charge you the listing portion of the commission. Subject to a few conditions.

To qualify for this guarantee, you must purchase another property of equal or greater value using our services. The listing portion of the commission on your first home will be credited to you upon the final reconciliation of your new purchase.

Legal General Conditions

a) “Buyer’s Satisfaction Guaranteed” is exclusively designed to give you, the home buyer, peace of mind that the property you are purchasing satisfies your requirements at the time of acquisition.
b) Should you wish to list the “Guaranteed Property”, you will agree to an anticipated selling timeline and a list price set at a mutually agreed market value. The market value is determined by our team based upon prevailing market conditions for your specific property and surrounding areas. Your home will be offered for sale by the Ricky Sanghera and Ishraq Islam during this time, under the terms of the Buyer’s Satisfaction Guaranteed promotion.
c) In order to receive a credit for the listing portion of the commission of your original home, you must purchase another home of equal or greater value and have an Exclusive Buyer Agency Agreement signed with the Ricky Sanghera PREC and Ishraq Islam PREC.
d) The new home you purchase will be located within the same market area.
e) The cooperating brokerage representing the buyer of your “Guaranteed Property” receives 3.22% on the first $100,000 and 1.15% on the balance from the seller at the time of completion.
f) Any transaction based upon financial distress or a job transfer is not valid.
g) A complete contract of the terms and conditions of the “Buyer’s Satisfaction Guaranteed” is available upon request. However, it is not and will not become binding unless you have entered into an Exclusive Buyer Agency agreement with Ricky Sanghera PREC and Ishraq Islam PREC.
